Gas Safety Checks Landlord Certificates & Home Owners
The gas safety installation & use regulation 1998 require that all gas appliances & associated pipework that is fitted in rental accommodation are subject to inspection & certification every year. It is a criminal offence if the landlord of their appointed managing agents do not comply with these regulations.

All gas appliances in a landlords rented accommodation should be serviced in accordance with the manufacturers instructions. If no instructions are available, then it is recommended that they be checked and serviced annually by a gas safe engineer.
You must keep a record and produce a certificate to your tenant within 28 days of the check being completed or to new tenants before they move in.
